4aa6599f-e6fc-4aa9-b723-97b18689d961 Back The Saudi Academy Project: The Saudi Academy Client(s): Trammell Crow Company Description: Private School K-12 Location: Fairfax, VA, USA Size: Project Elements: Working for Trammell Crow, Urban provided civil engineering services for the design of all site-related improvements for the new Saudi Academy a 325,ooo square foot, K-12 private school currently under construction in Herndon, Virginia. Urban's land planners worked with the client, the end-user and their architect to prepare a layout for the site that met the needs of all involved while honoring all applicable state and local regulations. Urban was then responsible for preparing full civil engineering documents for the site, to include grading plans, the layout and design of all wet utilities, design and analysis of all stormwater management facilities including above ground ponds and below ground vaults calculations of adequate storm drainage outfall erosion and sediment control plans, and landscape plans. The site included a synthetic turf athletic field, a running track, and several athletic fields that are also typically found on public high schools. Urban was able to successfully prepare designs and specifications without the use of an athletic subconsultant for the synthetic turf field and running track. Our success in this effort was based on our experiences in other public school jurisdictions and by working closely with synthetic turf manufacturers and the end-user during the design process to understand their specific capabilities and requirements. Although the site is still under construction and the athletic facilities have not yet been completed, Urban will also be providing Construction Services related to this specialty work. The site was located adjacent to existing floodplain and Resource Protection Areas (RPA) in Fairfax County. Urban prepared the necessary floodplain encroachment requests and RPA Exceptions to allow for minor disturbances to these environmental resources associated with trails and utility outfalls. Although RPA is not explicitly codified in Loudoun County, Urban applied the same level of care for the Saudi Academy that we do for LCPS in honoring site constraints to develop a project that balances the fine line between maximizing developable area,minimizing costs, and respecting environmental features. 6c25c409-ea6d-4d57-aa77-b947b06ced19 Back Stone Springs Hospital Center Project: Stone Springs Hospital Center Client(s): HCA Virginia Health System Description: Hospital Location: Dulles, VA, USA Size: Project Elements: Urban, LTD was entrusted with the responsibility to work closely with HCA and their sub-consultants to provide civil, land planning, landscape architecture and surveying services to of HCA latest ventures in the state of Virginia. The project encompasses a 51- acre campus which will house a 124-Beds Hospital Care Facility in approximately 243,000 square feet of gross floor area. This site had to go through an intricate process of approvals to allow a hospital facility to installed at this location. Urban Ltd, in conjunction with a developmental team assembled by HCA, assisted bringing this project to life. The Special Exception Process brought many challenges but by working closely and diligently with Loudoun County, Urban LTD gained approval to move forward with final site plan design and subsequent construction plans. Alongside the site plan preparation for the hospital site, Urban, Ltd prepared roadway plans for the three major roadways which access the subject site. All three roadways plans gained approval in a timely manner; and two of them, Stone Springs Boulevard and Gums Springs Road (Formerly Medical Drive) have already been open to the public for traffic. This project saw many challenges that Urban Ltd had to overcome from the preliminary stage to its construction phase. Particularly, from land planning perspective, but the quick responsiveness from our team to risen the challenges has made this project move without any major setback and the hospital center is set to open its doors by early 2016. The development includes a marina, churches, parks, community centers, and over 280,000 square feet of commercial/office and retail space. ace577a2-3caa-4a66-8879-24bfda4fe1a6 Back Brambleton School Sites Project: Brambleton School Sites Client(s): Loudoun County Public Schools and Brambleton Group Description: Public Elementary and Middle School Location: Loudoun County, VA, USA Size: Project Elements: Most recently Urban has been instrumental in facilitating the delivery of two new proffered school sites to LCPS in Brambleton. Urban carefully served the interests of LCPS and the developer to ensure that the sites were capable of fully supporting LCPS Educational Specification requirements without excessive costs. While preparing and processing rezoning applications for the developer, Urban prepared multiple layouts and preliminary engineering studies to satisfy LCPS staff and School Board members that the sites met LCPS's needs. As a result of our innovative planning efforts1 Urban developed a new layout concept for separating bus, parent and staff traffic for elementary and middle schools, which we understand wiII be provided to LCPS's other consultants as a template for new projects. In addition to assisting with the delivery of the school sites, Urban is also providing Final Design Services directly to LCPS for ES-27 and MS-g. Simultaneously/ a separate Urban design team has provided civil engineering services to Brambleton for the design of the necessary roads and utility infrastructure to serve the school sites. Urban has processed and continues to process over 25 separate land development applications through Loudoun County since July 2014, just related to ES-27 and MS-9. Applications have ranged from survey plats to create the LCPS parcels, to construction drawings for the roads and utilities/ to site plans for the school sites to an analysis for enhanced crosswalks along Creighton Road. All of the 25-plus applications have intertwined prerequisites and are tied to additional proffer conditions.Urban has been able to successfully keep these applications from becoming tangled in the process by providing regular tracking updates to LCPS and Brambleton. Urban's depth of staff resources, our ability to negotiate an extremely complex entitlement and plan approval process, our ability to avoid conflicts of interest in working for LCPS and Brambleton, and our knowledge of Loudoun County and LCPS policies and procedures have been key in keeping these projects on schedule and on budget.To date, an under-budget and on-schedule construction contract has been awarded for ES-27. MS-9 is on schedule to go to bid in June.
